Forest Hill
Toronto's most distinguished family neighbourhood — grand homes, elite schools, and a timeless residential elegance.
Neighbourhood Overview
Forest Hill is one of Canada's most prestigious residential neighbourhoods — a carefully planned early 20th-century community of large homes, wide tree-lined boulevards, and impeccable architectural standards that has maintained its status as Toronto's preeminent family address for nearly a century. Anchored by Forest Hill Road and Spadina Road, the neighbourhood sits in the heart of Midtown and is defined by its combination of architectural grandeur, elite schooling, and deep community roots.
The neighbourhood is home to two of Canada's most distinguished schools — Upper Canada College (boys, JK–Grade 12) and The Bishop Strachan School (girls, JK–Grade 12) — whose presence has shaped the character of the community and driven sustained demand from families who prioritize educational excellence above all else. The proximity to these institutions, and to a network of other excellent independent and public schools, is Forest Hill's single greatest selling point for family buyers.
Forest Hill's Jewish-Canadian community has been a cornerstone of the neighbourhood's identity for generations, and the area's synagogues, community organizations, and cultural institutions reflect this history. Today the neighbourhood is home to a diverse mix of long-established families and newer arrivals, all united by an appreciation for what Forest Hill does better than anywhere else: combining residential quality, educational excellence, and genuine community.
Real Estate & Market
Forest Hill real estate is among the most expensive in Canada outside of Vancouver's west side. The housing stock is characterized by large detached homes on spacious lots — Tudor Revival, Georgian, and Colonial architectural styles predominate — many of which have been significantly renovated to modern standards while preserving their architectural character. Semi-detached properties and condominiums are rare and atypical for the neighbourhood.
The market is driven predominantly by families seeking proximity to UCC, BSS, and other private schools, creating a buyer pool that is relatively deep at the top price points and willing to pay premium prices for the right property. Competition can be fierce for well-located homes in the core of the neighbourhood, and conditional offers are rarely accepted in active market conditions.
Forest Hill has demonstrated exceptional long-term value preservation, consistently outperforming the broader Toronto market. The combination of school proximity, architectural quality, and the neighbourhood's irreplaceable community infrastructure makes it one of the most defensible real estate positions in the country.
Schools & Family Life
Forest Hill is without question one of Toronto's finest neighbourhoods for education. Upper Canada College and The Bishop Strachan School — two of Canada's most recognized and respected independent schools — sit within the neighbourhood itself, and several other excellent independent and public schools are within a short distance. The school ecosystem here is simply unmatched anywhere else in the city.
For families where educational outcomes are the primary driver of their real estate decision, Forest Hill is the answer. The concentration of educational excellence in a single neighbourhood is remarkable, and the social and extracurricular programming offered by the local schools enriches the entire community.
Transit & Walkability
Forest Hill's transit situation is being transformed by the Eglinton Crosstown LRT, which runs along Eglinton Avenue at the neighbourhood's southern edge and will provide rapid transit connections east-west across the city upon full operation. The Allen Expressway and Eglinton West subway station also provide access to the broader TTC network.
The neighbourhood's character — large lots, winding streets, and a predominantly car-owning demographic — means that transit dependency is lower here than in denser urban areas. However, the Crosstown LRT will significantly improve the transit proposition for residents who prefer to leave the car at home.
Restaurants, Cafés & Things To Do
Forest Hill Village — the neighbourhood's commercial strip along Spadina Road south of Eglinton — is a charming, intimate main street of independent boutiques, delis, cafés, and specialty food shops that serve the neighbourhood's daily needs with a quality and character that chain retail can rarely match. The Loblaws on Eglinton and a strong selection of independent food retailers ensure excellent grocery access.
The neighbourhood's recreational infrastructure is excellent: tennis courts, playgrounds, and parks serving the school community are abundant, and the proximity to Cedarvale Ravine provides a natural greenway for walking, cycling, and dog-walking that gives Forest Hill a parkland quality unusual for an inner-city neighbourhood.
